The mortgage process:
Pre-Qualification
There are some important factors in determining how much money you
may borrow and how much house you can afford:
- Monthly income
- Monthly expenditures
- Credit history
- Employment history
- Anticipated down payment
- Desired mortgage payment
Our E-Z Credit Application is a free pre-qualification service that
helps determine your borrowing eligibility in a speedy manner.
Proving You’re Eligible for a Loan
You will need to provide the following income and employment
information to mortgage lenders in order show you are eligible for a
home loan:
- Current pay stubs (at least the past 30 days)
- Current W-2 Form
- Bank account information (full statements from past two months)
- Copies of driver’s license and Social Security card
Note: For the self-employed and retired, there may be additional
requirements. Check with your Piedmont Companies representative for
further details.
Getting Your Loan Approved
At Piedmont Companies, we keep you abreast of every step of the
mortgage process, including:
- Ordering a home appraisal
- Advising you about necessary home inspections
- Requesting any information the lender needs to complete your
application
- Keeping you updated on a continual basis
The Closing
After your loan has been approved, your rate has been determined, and
you are ready to take the keys to your new home, you will be joined at
the closing by your settlement attorney and the home seller.
If applicable, you will need to bring a certified check or a
cashier’s check to pay your closing costs.
Note: In many cases, Piedmont Companies will pay all of your closing
costs.
The Final Steps
Determining how to keep the financial commitments of your mortgage
can be a daunting task. However, Piedmont Companies and our lenders do
not leave you alone in this endeavor.
Among other things, our team will:
Pay for your homeowner’s insurance for the first year
Provide you with monthly statements for the life of your loan
Assist you with escrow account information
Offer customer support
